Home Information Pack (HIPs)

From the 21st May 2010, Home Information Packs are no longer needed when selling a property. However, all properties marketed for sale still require an Energy Performance Certificate (see below for further information).

Energy Performance Certificates (EPCs)

Current legislation states that all properties on the sales and rentals market require an EPC.

This is for new sales instructions and new tenancies. Properties currently let do not need an EPC, nor if an existing tenant signs a new lease. If a property has already an EPC and you can provide a copy of the information, a new one will not be required.

The EPC is valid for 10 years.

Soames will be happy to arrange an EPC on behalf of vendors and landlords who instruct us to market their property. The cost will be in the region of £70.
